Introduction to Gas Servicing and Safety Checking

Every year as many as 30 people die in the UK as a result of carbon monoxide poisoning caused by gas appliances that have not been properly installed or maintained. Many others suffer ill health. When gas does not burn properly, carbon monoxide is produced which is extremely toxic. It is a colourless, odourless gas that can kill with little warning in a matter of hours.

Endeavour is fully committed to ensuring that all its gas installations, appliances and flues are maintained in a safe condition and we would appreciate your valued co-operation in allowing us access when requested to achieve this aim.

The Gas Safety (Installation and Use) 1998 Regulations requires that all landlords safely install and adequately maintain all of their gas appliances. There is a statutory duty to carry out an annual gas safety inspection on all Endeavour owned gas installations and appliances and to provide all our tenants with a Landlords Gas Safety Certificate commonly referred to as a CP12 or an alternative equivalent. We will also as part of our checks carry out a safety check any appliances in the property including any that you have had fitted by yourself and will advise you of any issues with that appliance.

It is important to contact Endeavour if you are considering changing any gas appliances in your property as you will need our written permission before you proceed. Any changes to gas appliances need to be carried out by a fully qualified CORGI gas engineer and a certificate must be provided confirming details of what has been done. If in doubt please contact a member of the maintenance team for further advice.

We also carry out a void safety check to all our empty properties and issue a certificate to all new residents to ensure the property is let in a safe condition at the beginning of each tenancy.

Endeavour will contact each tenant around four weeks in advance of next due service date for gas appliances and arrange an appointment and it is very important that you are available or make alternative arrangements to allow us access to complete these essential safety works.
We have a legal duty to safety check each appliance and if we do not gain access by consent, we will where necessary take appropriate legal action to permit access.
